10 - TITLE |

This Ordinance shall be known as, and may
be cited as, the Conemaugh Township Zoning Ordinance. |
11 - SCOPE AND
INTENT |
| 11.1 |
Specifically, this Ordinance is enacted to divide the
Township into districts, and within said districts regulate
and restrict the structures, the size of yards, courts and
other open spaces, the density of population and the location
and use of buildings, structures and land for trade, industry,
residence and other purposes; establishing a Zoning Hearing
Board and prescribing its powers and duties; providing penalties
for the violation of the Ordinance and repealing all Ordinances
in conflict herewith. This Ordinance shall also take precedence
over County Ordinances or other regulations in conflict
herewith. |
12 - PURPOSE |
| 12.1 |
The Zoning Regulations and Districts as herein established
have been made in accordance with a comprehensive plan and
study of the Township for the purpose of promoting health,
safety, morals, and general welfare of the community. They
have been designed to lessen congestion in the streets;
to secure safety from fire, panic and other dangers, to
provide adequate light and air; to prevent overcrowding
of the land; to avoid undue concentration of the population;
to facilitate the adequate provisions of transportation,
water, sewerage, schools, parks and other public requirements. |

The Regulations have been made with reasonable consideration
of the character of the District and its peculiar suitability
for the particular uses and with a view of conserving the
value of existing structures and encouraging the most appropriate
use of the land throughout the community. These regulations
do not in any way alter the present uses of the land but
are specifically directed towards future developments and
alterations for the purpose outlined in the previous paragraph. |
