ARTICLE
VI - MINIMUM LOT AREAS AND WIDTHS
REWRITTEN AS AMENDED BY ORDINANCES 413, 414,
423, 442, 443, 555, 557, 560, 569, 569A, 582, 583, 593, AND
594, AND AS ACCEPTED BY THE PLANNING COMMISSION ON SEPTEMBER
12, 1995 AND THE SUPERVISORS ON SEPTEMBER 14, 1995.
01 EXCEPT AS PROVIDED IN SECTION 602, THERE SHALL BE A MINIMUM
LOT WIDTH, MINIMUM LOT AREA, AND MINIMUM LOT AREA PER FAMILY AS
SHOWN ON THE FOLLOWING TABLE:

* In areas where water and sanitary sewer lines are absent,
the 60 feet becomes 80 feet or if only one is absent, the 60
feet becomes 70 feet (at the building line).
** In areas where water and sanitary sewer lines are absent,
the square feet becomes 20,000 square feet, or if only one is
absent, the square feet becomes 12,000 square feet, or is to
be in accordance with State Health Law No. 537.
*** Residences are not permitted in this District.
602.01 Separate tracts with both less area and less width than
above required may be used only for one single-family dwelling
or for a permitted non-dwelling use, except as provided in the
R-2 District in the chart above.
602.02 Existing buildings that are in violation of lot area
requirements may be remodeled or repaired but may not be reconstructed
or structurally altered unless made to conform to these requirements.
602.03 Where private deed restrictions existed in a duly recorded
subdivision prior to the adoption of this Zoning Ordinance permitting
a lesser side yard on one side of a residence than is required
by the Zoning Ordinance and where fifty (50) percent Or more
of the lots of that particular subdivision are developed in
accordance with the deed restrictions, the Zoning Officer may,
upon being presented evidence to this effect, permit the construction
of improvements on such lot with one side yard in keeping with
the private deed restrictions, provided, however, that in no
case shall the lesser side yard so permitted adjoin a lesser
side yard already permitted prior to the adoption of this Zoning
Ordinance.
